The Westbridge Condominiums is a contemporary residential building built in 1978 and located in the Foggy Bottom neighborhood of Washington, D.C. Baumann Consulting was initially engaged to complete an energy benchmark in 2013 as required by the city. Baumann later conducted an investment-grade energy audit, including energy modeling, and coordinated the significant system retrofits.
After the lighting audit, Baumann requested proposals from qualified LED lighting contractors on behalf of the Westbridge and made a formal recommendation for the winning bid. A lighting retrofit was completed in 2016 for which an energy efficiency incentive was earned from the D.C. Sustainable Energy Utility. The lighting retrofit achieves an estimated simple payback of fewer than 2 years.
Baumann coordinated the retrofit of aging and inefficient major mechanical equipment, including a plate water-to-water heat exchanger, a 100% outdoor air handling unit, and a water-cooled condensing unit. Baumann’s scope included the development of the Owners Project Requirements, Basis of Design, and Request for Proposals.
A new plate heat exchanger and a packaged rooftop unit that combined the functions of the air handling unit and condensing unit were installed in December 2017 and commissioned by Baumann. Baumann also arranged for a rebate for the mechanical retrofit through the D.C. Sustainable Energy Utility.
