Baumann Consulting provided an Energy Model for the Marshall Hotel which has undergone substantial rehabilitation to provide renovated affordable housing for the community.

Marshall Hotel, situated on N LaSalle Drive in Chicago, IL, has a floor area of approximately 43,500 ft². Originally an SRO (single room occupancy) building, it has undergone substantial rehabilitation to provide renovated affordable housing for the community.

As part of affordable housing requirements for financing assistance, the building must meet Enterprise Green Communities criteria, which is based on ENERGY STAR Multifamily High Rise performance path compliance. It requires energy performance equal to or better than the baseline based on ASHRE 90.1-2010 Appendix G guidelines.

Baumann Consulting was contracted by the sustainability consultants for this project to provide the energy model and show compliance with the ENERGY STAR Multifamily High Rise performance path. Based on the energy model, the proposed building performs 3% better than baseline by energy and 14% better by cost.

The proposed design included PTAC (packaged terminal air conditioner) and AC units with supplemental electric heating in the residential areas. Makeup air units with supplemental electric heating provided conditioning for the remaining common areas (corridors, laundry, office).
