Eden’s Corporate Center

Baumann Consulting provided RCx services, through the ComEd© Energy Efficiency Program, achieving energy savings of 261,000 kWh annually for Eden’s Corporate Center, a Class-A, all-electric commercial office building in Northbrook, IL.

Eden’s Corporate Center, located in Northbrook, IL, is a Class A all-electric office building with two 4-story structures connected by a tenant lounge. The HVAC system includes eight 60-ton DX roof top units (RTUs) servicing both buildings and 19-unit heaters for the indoor garage space in the basement.

An investigation revealed that the RTUs were operating on a fixed BAS schedule which maintained the space temperature setpoint during occupied and unoccupied hours. Several issues were identified in the HVAC sequence of operation and setpoints which had deviated from the original design intent. As a result, the building’s energy consumption was very high, making it eligible to receive energy-saving consulting services under the ComEd Energy Efficiency Program.

Baumann Consulting, an authorized ComEd Energy Efficiency Program Service Provider, conducted retro-commissioning and identified four major energy conservation measures:

  • Scheduling RTUs
  • Duct Static Pressure Reset
  • Air-side Economizer
  • Federal Holiday Schedule

Following the implementation of these measures in August 2023, the building is forecast to achieve 261,000 kWh of electrical savings annually without any implementation costs. This reduction in energy consumption translates to a decrease in annual CO2 emissions by 182 metric tons, promoting environmental sustainability.
